Here Homes Evergreen is a single-family real estate investment fund open to accredited investors. Evergreen focuses on buying, rehabbing, and leasing single-family homes. Our homes are then leased to residents in the Housing Choice Voucher (HCV) program which guarantees 80-90% of our rent and provides safe, decent housing in neighborhoods with great access to jobs and good schools.

The United States is in the midst of a severe housing affordability crisis. Families looking for quality places to rent increasingly struggle to find suitable housing given the severe increase in rents versus wages over the past half-decade.

The HCV distributes vouchers to eligible recipients and sees demand that far outpaces supply. In many cities, there are years-long waits to get a voucher. In North Texas, alone, all the major housing authorities are currently closed for new voucher applications:

Once a family receives a voucher from the local housing authority, they are faced with the additional problem of finding a single-family home that will accept their voucher. Most landlords will not accept HCV residents.

In our conversations with leadership at these authorities, it has been made clear that they are all desperate for quality single-family housing to fulfill their residents’ needs.
